ABOUT THE CLIENT
Founded and operated by brothers Andy and Jonathan Levy, Mastermind was started in 1984 in a 300 sq. ft. location in North Toronto, offering educational computer games to parents in the burgeoning home PC marketplace. Shortly after, the Levy brothers discovered there was a need for specialty toys and started to travel the world to find the very best in toys and books to bring to their customers. Over the next 26 years, they evolved their retail concept and the business was transformed. Today, Mastermind Toys is Canada’s largest specialty toy and book retailer – the perfect place to find the right toy or book for any occasion.

In 2010, the Levy Brothers partnered with an equity investor, giving Mastermind the ability to open more locations and bring their stores to the rest of Canada. Now operating in three provinces – Ontario, Alberta and British Columbia – Mastermind Toys will continue its expansion, with plans to open multiple stores in new locations across the country over the next few years.

USE CLAUSE
The Tenant will use the Premises solely for the purpose of conducting the business of the sale, at retail, of toys, which may include books, games, puzzles, workbooks, science kits, science items, science supplies, magic sets, arts and crafts items and supplies, pre-recorded items including; music, videos and stories, outdoor toys such as sport balls, playground equipment, ride-on toys, bicycles, kites and flying toys, novelty items, plush toys, dolls, doll houses, children’s furniture and dress up costumes, gift cards, wrap, children’s party supplies, computer software, hardware, electronic learning toys and video games, candy and confectionary items, strollers and infant products, novelty items and other items which are technological successors to any of the aforementioned items. The Tenant may also sell any other items that the Tenant sells in the majority of its other retail locations from time to time provided it does not violate any exclusive use covenants or other restrictive covenants granted to other tenants of the Centre, all to the extent permitted by and in keeping with all applicable laws, and for no other purpose without the prior written consent of the Landlord, such consent not to be unreasonably withheld.
